What Are Setting Out and As-Built Surveys?

Survey Control Networks

A control network is a set of stable, accurately coordinated reference points across the site. All setting out and as-built work depends on it. We establish and check control with GNSS, robotic total stations and digital levels, tied to the project’s specified coordinate system.

Setting Out

Setting out transfers design coordinates and levels from drawings to physical marks on site. Typical work includes:

Grid lines, column centres and building corners
Piles, foundations and anchor bolts
Road alignments, curbs, levels and drainage
Utility routes, manholes and chambers
Boundaries and plot corners as shown on approved plans

As-Built Surveys

An as-built survey measures what has been constructed and compares it with the design. It confirms positions and levels, identifies deviations and creates an accurate record for handover, operation and future works.

Our Method and Equipment

Where wider coverage or more detail is needed, we combine these surveys with a topographic survey, drone survey or 3D laser scanning. Before excavation, buried services can be located with a PAS 128 utility survey.

Accuracy and Quality Checks

Every setting out point is checked from independent control or by a second measurement before it is handed over, and control is re-checked regularly during the works, because disturbed control is one of the most common causes of setting out errors.
